Frequently Asked Questions

Build On Your Lot FAQs

What is "Build On Your Lot"?

It means you own the land, and we build a semi-custom home on it, using one of our own proven floor plans — rather than you buying a lot inside one of our own neighborhoods. We work with you to choose the floor plan, finishes, and layout options that fit your site.

Where do you build?

Across the Upstate of South Carolina. If you're not sure whether your property is in our service area, reach out and we'll let you know.

Do I need to already own land to work with you?

Not necessarily. If you do not yet own land but have a piece of land in mind we can connect you to one of our preferred lenders.

How long does the process take?

Timelines vary based on site conditions, permitting, and selections, but we'll give you a realistic schedule during your site evaluation and keep you updated at every stage. See Our Process for the full step-by-step.

Is this a fully custom home build?

Build On Your Lot at SK Communities is semi-custom: you'll choose from our library of proven floor plans and personalize finishes and layout options, rather than starting from a blank sheet of paper. This keeps pricing predictable and construction on schedule.

Do I have to use one of your floor plans?

We welcome you to bring your own chosen floor plan. Depending on your lot footprint we may have to adjust, or choose another floor plan.

What's included in your homes?

Specifics depend on the plan and selections you choose. We'll walk through exactly what's included — and what's optional — during your design and pricing conversation.

Do you offer financing?

We can point you toward lenders we've worked with before, though financing itself is arranged directly between you and your lender.

What kind of warranty comes with my home?

Every SK Communities home includes a one-year warranty on materials and workmanship, plus an eight-year structural warranty. Full details are on our Warranty Information page.

Can I tour a finished home?

Yes — view our available homes in one of our communities, where you can tour move-in ready homes built from several of our own floor plans. Contact us to schedule a visit.
