Warranty Information

We stand behind every home we build — here's exactly how.

Every SK Communities home comes with a full Warranty Manual at closing. Below is a plain-language overview; the manual itself is the final word on coverage details.

    One-Year Warranty
From the date of closing or occupancy (whichever comes first), your home and its equipment are warranted against defective material and workmanship for one full year. This warranty transfers to a new owner if you sell during that period.

Generally covered during year one: plumbing leaks from defective materials or workmanship, HVAC system components, minor settling and grading (addressed once), concrete cracking beyond normal tolerances, and similar defects in material or workmanship.

Generally not covered: normal wear and tear, acts of God (storms, floods, fire), damage from neglect or lack of prompt notice, landscaping after move-in, frozen pipes, carpet (covered only by the manufacturer), and cosmetic items like light bulbs or scratched mirrors.

Some normal characteristics of a new home — minor drywall cracks, "nail pops," hairline concrete cracks, and an initial "drying out" period — are expected and are addressed in detail in your full manual.

    Eight-Year Structural Warranty
Beyond the first year, your home's major load-bearing elements — footings and foundation, beams, columns, load-bearing walls, and roof and floor framing — are covered against structural defects for eight years. A structural defect means damage serious enough to make the home unsafe, unsanitary, or unlivable.

    Your Role as a Homeowner
A new home needs the same kind of care as a new car during its "break-in" period. Your full Warranty Manual includes homeowner guidance on everything from HVAC filters and landscaping to concrete care and seasonal maintenance — simple habits that keep small issues from becoming big ones.
